The NSW First Home Owner Grant provides $10,000 for eligible first home buyers purchasing or building a new home valued up to $600,000, or up to $750,000 for new builds. The grant applies to new homes only. You must occupy the home as your principal place of residence for at least 12 months after purchase.
NSW first home buyers are exempt from stamp duty on new and existing homes valued up to $800,000. A concessional rate applies for homes valued between $800,000 and $1,000,000. For vacant land, the exemption threshold is $350,000 with concessions up to $450,000. These thresholds apply to contracts exchanged from 1 July 2023.
Under the federal First Home Guarantee scheme, the property price cap for NSW is $1,500,000 for Sydney and $800,000 for the rest of NSW. From 1 October 2025, there are no income caps and unlimited places. This allows eligible buyers to purchase with a 5% deposit and no Lender's Mortgage Insurance, with the government guaranteeing up to 15% of the loan value.
